Typically, upon the expiry of your lease in a premises, the Landlord will require that you return the premises to the condition it was at the commencement of the lease or indeed better.  These works can be costly, but in our experience, it is always significantly cheaper to undertake the works rather than making a financial settlement.

The nature of these works is that they tend to be completed within a small window of opportunity at the end of the lease, however it is important to engage with your landlord as early as possible and to ensure there is enough time upon completion of the works for all parties to undertake any necessary inspections.
